Our Design Process – “keep it simple”:

Unlike other practices, our services are easy to understand, with a simple set, fee quote based on the following 3 stages (includes a variation, combination or all of following; as required)

Stage 1: Detailed...

detailed measured and photographic survey, existing and proposed drawings as required,(i.e. plans, elevations and sections), initial design schemes and feasibility studies, planning applications and all associated correspondence i.e. design and access statements, os maps, flood risk assessments etc.

Stage 2:

Technical and construction drawings, specification and schedule of works plus tender issue and our supervised “find a builder” service, correspondence and meetings, contract administration initiation, party wall award initiation, building regulations applications, lighting, electrical and internal drainage plans, structural engineer appointment and implementation of interior design and detailing. Decoration schedules, fixtures and fittings sourcing, sanitary ware detailing and sourcing and detailed planning of the interior scheme.

Stage 3:

Full and frank advice services via phone, email, office visits, personal site visits, contract administration plus logistical coordination of all 3rd parties, suppliers and subcontractors, on site management and finishing.

Additional Services:

  • 3D modelling and sketches can be created for more in-depth design evaluation and as part of a feasibility stage, client approval or marketing purposes. Land surveys, flood risk assessments, party wall schedule of conditions and feasibility studies can all be provided for an agreed additional fee if required, and incorporated into your tailor-made design service package.

  • Please note associated consultants fees are not included but will be organised, coordinated and tendered when required i.e. structural engineers, party wall surveyors, planning consultants etc.
