Our Fee Proposal:
Our fee proposal is handed to you upfront. We think it’s important you know an approximate cost of your project from the outset. Wherever possible we will work with you, the design, the chosen contractor and our suppliers to ensure all costs are kept down while not compromising on quality and the concept of the design solution.
We have over 25 years experience and so can estimate an approximate construction cost for your project. Unlike other practices our design fees are not based on the construction cost of the project. Should the scope of the project reduce, our fees adjust accordingly.
Additional services
3D modelling and sketches can be created for more in-depth design evaluation and as part of a feasibility stage, client approval or for marketing purposes. Land surveys, flood risk assessments, party wall schedule of conditions and feasibility studies can all be provided for an agreed additional fee, if required, and incorporated into your tailor-made design service package.
All our additional services are carried out in-house.
External consultants
Please note associated consultants fees are not included but will be tendered and coordinated when required i.e. structural engineers, party wall surveyors, planning consultants etc.
Structural Advisor – Andy Luckwell of Wargrave Design consults on all structural issues and has been integral to many of Barnes Design's small and large scale developments and projects.
Land & building surveyors – Simon Brett of Blueprint Surveyors is an excellent and dependable surveyor who has carried out many surveys on behalf of Barnes Design.
Approved inspectors – Thames Building Control can work with us to provide an alternative solution to local authority building control departments.
Sign writers and external branding – Falcon Graphics work with us on all our commercial projects to provide you with a fee proposal and ensure the visibility of the brand is clear and unified with the interior architectural design.
