To enable us to provide you with more specific information regarding your particular project and how we can help, we offer a no obligation, free site visit. One or two of our designers will meet with you on site to discuss your requirements.

Stage 1 - Designed for You

Stage 1 involves an extensive initial survey of the property including digital photographs and dimensioned drawings.

This is followed by preliminary sketch designs using AutoCAD; some based on our initial discussions and others which provide a completely different solution to the brief.

Our first design meeting involves the existing plans and elevations as well as the proposed design schemes. These drawings provide an excellent starting point in order to provoke the potential final design proposal. Using our experience we have a good understanding of what can be achieved within the individual planning guidelines and can maximize your aims and dreams.

We expect that in many project cases this stage will be the longest – we keep designing, until you are happy with the proposal.

Stage 2 : Part 1- Specification writing and Control

Stage 2 involves Planning and Building Control submissions, as well as collating the Specification & Schedule of Works and the tender process.

The drawings of the final proposal are then detailed and annotated to form the Planning Application package. We submit the application on your behalf and keep in constant contact with the local authority. The planning process can take a minimum of two months, so during this time we use the same drawings to write the Specification & Schedule of Works. We believe strongly that no matter how small the project is, it should always have a Specification & Schedule of Works. This can then be used to put in specifics to your project and ensures that all contractors submit a tender, knowing all the details. This document is then used later within a contract.

It also consists of the existing and proposed plans and elevations of the design, including details and photographs and an itemized list of construction details. This ensures that you have complete control over what is included and excluded from the project and hence complete control over the cost.

Stage 2 : Part 2 - Finding A Builder

We will endeavor to send this package to between seven and ten suitable, FMB registered contractors. The majority of the whom, we would have worked with before. We strongly recommend each contractor views the site prior to submitting a quotation and we accompany them to talk the project through and to give further information. Once all the quotations have been returned, we collate the estimates and present you with a Tender Comparison sheet. Sending the Specification package to as many builders a possible means we can get a more accurate estimate as to how much the project would cost. It also allows us to liaise with you and the builder to get a project cost which is within your budget.

After planning has been approved the same drawings and Specification are used to form the basis of the Building Control Application. This we also submit on your behalf and pass the details of the contractor to Building Control, who will be visiting the site regularly.

Stage 3 – Site & Project Supervision

Once the project commences on site we will attend at regular intervals according to how the building works are progressing. This can range between once a fortnight or twice a week. We administer the project and act also as your Contract Administrator, which also includes Project Valuations after which the builder is paid the amount of the valuation.

We also deal with all issues that arise between contractors and subcontractors, Building Control officers and any unexpected issues. This way we keep an eye on your project and often deal with the issues without you worrying or even knowing.
