Plan of works

The Barnes Design Plan of Work organises the brief, design, construction phases into a number of key
stages. It details the tasks and outputs required at each stage which may vary or overlap to suit specific
project requirements.

Stage 1 - dESIGN TO PLANNING

Design to Planning includes a full architectural survey of your property. Once translated into our design software packages, we will invite you to two design meetings in which we outline the brief and review the potential development opportunities your project has. Identifying your wishes and addressing any budgets, planning policy and restrictions as found in the feasibility stage.

Stage 2 - DETAILING & TENDER

Your approved plans will be detailed in accordance to current Building Regulation and any issued planning condition(s). We will (on your behalf) coordinate with a number of consultants (including structural engineers, party wall surveyors, kitchen/bathroom designers) in collating a package of tender documents, specifications and drawings from which we invite a number of builder/contractors to price. Providing you with a comparative cost of what your project may be. If a contractor is chosen, we can then draw up the contract and associated documents for works to start.

Stage 3 - CONTRACT ADMINSTRATION

For peace of mind we can administer the works on site. A time charge allows flexibility on your behalf on how much involvement you wish us to have; whether this is as sole Contract Adminstrators on your behalf, or as Design Consultants if you wish to take control yourself. A perk of working with us on Stage 3 is that it allows you access to a number of our trade accounts, in which we can get you the best price for any items required on site. In turn, providing you with full control of the design finish.
